Security Deposit

Money a tenant pays before moving in to cover potential damages beyond normal wear and tear. Tennessee does not cap the amount, but most Memphis landlords charge one month's rent. The deposit must be held in a separate account, and the landlord has 30 days after move-out to return it with an itemized list of any deductions. Getting this wrong exposes you to double damages plus attorney fees.
