Deposit Deduction

An amount withheld from the security deposit for damage beyond normal wear and tear, unpaid rent, or other lease obligations. Every deduction must be itemized with a description and cost. Vague deductions like 'cleaning and repairs - $800' will not hold up if challenged. List each item: carpet replacement in bedroom ($350), wall repair in kitchen ($75), professional cleaning ($175). Be specific and have photos to back it up.
