Deposit Return

The refund of all or part of the tenant's security deposit after move-out. Tennessee requires the deposit to be returned within 30 days with an itemized list of any deductions. Send it to the tenant's forwarding address by mail. If the tenant does not provide a forwarding address, mail it to the last known address. Failure to return the deposit on time can result in the tenant recovering double the withheld amount plus attorney fees.
