Our commitment
Covendell Property Management is committed to compliance with all federal, state, and local fair housing laws. We do not discriminate on the basis of race, color, religion, sex, national origin, familial status, disability, or any other characteristic protected by law.
This commitment applies to every aspect of our business: advertising, tenant screening, lease terms, rent collection, maintenance, and all communications with tenants, owners, and applicants.
Federal Fair Housing Act
The Fair Housing Act (Title VIII of the Civil Rights Act of 1968, as amended) prohibits discrimination in the sale, rental, and financing of housing based on seven protected classes:
- Race
- Color
- Religion
- Sex (including gender identity and sexual orientation per Executive Order 13988 and subsequent HUD guidance)
- National origin
- Familial status (families with children under 18, pregnant women)
- Disability (physical or mental)
Tennessee Human Rights Act
In addition to federal protections, the Tennessee Human Rights Act (Tennessee Code Annotated Section 4-21-601) prohibits housing discrimination on the same bases as the federal Fair Housing Act. The Tennessee Human Rights Commission enforces these protections at the state level.
How we apply fair housing in practice
Tenant screening. All applicants are evaluated using the same objective criteria: income verification, credit history, rental history, and background check. Screening criteria are documented, applied consistently, and do not vary based on any protected characteristic. We use authorized consumer reporting agencies and comply with the Fair Credit Reporting Act.
Advertising. All property listings describe the dwelling and its features. We do not use language that expresses a preference or limitation based on any protected class. We follow HUD advertising guidelines for all platforms.
Reasonable accommodations and modifications. We process all requests for reasonable accommodations (changes to rules, policies, or services) and reasonable modifications (physical changes to the dwelling) in accordance with the Fair Housing Act. Tenants and applicants with disabilities have the right to request accommodations necessary for equal use and enjoyment of the property.
Maintenance and service. All tenants receive the same standard of maintenance and communication regardless of any protected characteristic. Maintenance is dispatched based on urgency and order received, tracked in our system, and documented.
Lease terms. All tenants in comparable units within the same property receive the same lease terms. Rent, late fees, security deposit amounts, and lease provisions are applied equally.
