Lease Breach
A material violation of the lease terms by either the landlord or the tenant. Tenant breaches include nonpayment, unauthorized occupants, property damage, or illegal activity. Landlord breaches include failure to maintain habitability or illegal entry. A breach gives the non-breaching party legal remedies. For landlords, that means eviction proceedings. For tenants, that means repair and deduct, rent withholding, or lease termination.
