Lease Violation

Any action by the tenant that breaks the terms of the lease agreement. Unauthorized pets, excessive noise, unauthorized occupants, property damage, or failure to maintain the unit. The response depends on the severity. Minor violations typically get a written warning. Repeated or serious violations can lead to a 14-day notice to cure or vacate in Tennessee (TCA 66-28-505).
