Eviction
The legal process of removing a tenant from a rental property. In Tennessee, you cannot just change the locks. You must serve proper notice, file a detainer warrant in court, attend the hearing, and if you win, request a writ of possession. The process takes 3-6 weeks minimum. Self-help evictions like lockouts or utility shutoffs are illegal and will cost you more than the unpaid rent.
