Pay-Or-Quit Notice
A written demand giving the tenant a specific number of days to pay overdue rent or move out. In Tennessee, the notice period for nonpayment is 14 days (TCA 66-28-505). The notice must state the exact amount owed and be properly served. If the tenant pays in full within the notice period, the eviction cannot proceed. This is the required first step before filing in court.
