Last Month Rent

An advance payment of the final month's rent, collected at move-in. Less common in Memphis than on the coasts, but some landlords require it for higher-risk applicants. If you collect last month's rent, it should be applied specifically to the final month of tenancy, not mixed with the security deposit. Keep it in the trust account and account for it separately.
