First Month Rent

The rent payment due before or at move-in covering the first month (or partial month) of tenancy. Combined with the security deposit, this is typically the total amount due at lease signing. On a $1,200/month rental with a move-in date of the 15th, the tenant owes a prorated first month of $600 plus the full security deposit. Make sure the lease specifies exactly what is due at signing.
