Move-In Checklist

A detailed form documenting the condition of every room, fixture, appliance, and surface at move-in. The tenant and PM both sign it. This is separate from the inspection photos but serves the same purpose: establishing baseline condition. Give the tenant a copy and keep one in the file. If the tenant notes a pre-existing stain on the carpet at move-in, you cannot charge them for it at move-out.
