Fair Housing
Federal and state laws that prohibit discrimination in housing based on protected classes. The Fair Housing Act covers race, color, national origin, religion, sex, familial status, and disability. Tennessee adds no additional state-level protections, but some local municipalities do. Fair housing applies to advertising, screening, lease terms, maintenance, and every other aspect of the landlord-tenant relationship. Violations carry penalties up to $150,000.
