Underwriting

The process of analyzing a property's financials to determine if the investment meets your return requirements. True underwriting stress-tests the numbers: what happens at 10% vacancy instead of 5%? What if maintenance runs 15% higher? What does the deal look like if rents drop 5%? If the deal only works under perfect conditions, it does not work. Underwrite for reality, not for the best case.
