A projected financial statement showing expected income, expenses, and returns for a property. The seller's pro forma is a marketing document. It assumes best-case occupancy, below-average expenses, and above-market rents. Build your own pro forma using actual comps, real expense ratios, and conservative assumptions. The gap between the seller's pro forma and your underwritten pro forma is where deals are made or walked away from.
