Debt Service Coverage Ratio
NOI divided by annual mortgage payments. A DSCR of 1.25 means the property earns 25% more than the mortgage costs. Lenders typically require 1.2 or higher. Below 1.0 means the property cannot cover its own debt, and you are feeding it out of pocket every month.
