The regular, recurring maintenance tasks that keep a property functional. Filter changes, gutter cleaning, caulking, weather stripping, smoke detector batteries, and minor repairs. Routine maintenance is not exciting, but it prevents the expensive problems. A property with solid routine maintenance costs less over time than one that only gets attention when something breaks.
