Rent Due Date

The day of the month rent is due, as specified in the lease. Almost universally the first of the month. Tennessee law requires a 5-day grace period before late fees apply (TCA 66-28-201). Some PMs set alternative due dates for tenants paid biweekly, but the first of the month is standard for a reason: it simplifies accounting, reporting, and owner disbursements.
