Grace Period

The number of days after rent is due before a late fee can be charged. Tennessee law requires a minimum 5-day grace period (TCA 66-28-201). Rent due on the first means the late fee cannot apply until the sixth. The grace period is a legal protection for the tenant, not an extension of the due date. Rent is still due on the first. It is just that the penalty does not kick in until the sixth.
