Late Payment

Rent paid after the due date. After the grace period expires, the late fee applies. Consistent late payment is a pattern that should be documented. If a tenant is late every month but always pays within the grace period, they are technically not in violation but they are not a great tenant either. If they are consistently late past the grace period, that is grounds for non-renewal or lease enforcement.
