Property Damage

Damage to the rental property caused by the tenant, their guests, or their pets that goes beyond normal wear and tear. Broken windows, holes in walls, destroyed flooring, damaged appliances, removed fixtures. Document everything with photos and repair estimates. Damage costs are deducted from the security deposit. If damage exceeds the deposit, the landlord can pursue the tenant for the balance in court.
