Lead-Based Paint Disclosure
A federally required disclosure for any residential property built before 1978. The landlord must provide the EPA pamphlet 'Protect Your Family From Lead in Your Home,' disclose any known lead paint hazards, and give the tenant 10 days to conduct an inspection. The disclosure form must be signed by both parties. Skipping this carries penalties up to $19,507 per violation. Most of Memphis's rental stock was built before 1978.
