Holdover Tenant
A tenant who stays in the unit after their lease expires without signing a new lease or renewal. In Tennessee, a holdover tenant generally becomes a month-to-month tenant under the same terms as the expired lease. The landlord can accept rent and continue the tenancy or serve a 30-day notice to vacate. Do not accept rent if you want them out, because accepting rent can be construed as agreeing to the continued tenancy.
