Coordination Fee
A fee some property managers charge on top of maintenance costs for coordinating vendor work. Usually 5-10% of the invoice or a flat $50-$100 per job. Layered on top of a maintenance markup, this creates a double charge: the PM marks up the vendor invoice and then charges a fee for managing the vendor. Ask whether your PM charges coordination fees before signing. If they mark up and charge a coordination fee, the real cost of maintenance is significantly higher than the invoice.
