Appliance Repair

Fixing or replacing the appliances provided with the rental unit. Refrigerator, stove, dishwasher, washer/dryer, and garbage disposal are the standard set. The general rule: if it costs more than 50% of replacement cost to repair, replace it. A $200 repair on a $600 refrigerator makes sense. A $400 repair on the same unit does not. Keep receipts because appliances under 27.5 years old depreciate for tax purposes.
