Abandonment
When a tenant leaves the property without notice and stops paying rent. Tennessee law requires the landlord to make reasonable efforts to determine if the unit is actually abandoned before retaking possession. Look for signs: utilities disconnected, mail piling up, belongings removed. Document everything. If possessions remain, follow the state's abandoned property procedures. Do not just throw their stuff out.
