Value-Add Property

A property that can be improved to increase its value and rental income. Could be cosmetic updates, unit additions, better management, or converting unused space. Buying a Memphis duplex with below-market rents and outdated units, renovating them, and raising rent to market rate is a value-add play. The profit comes from the spread between purchase price plus rehab cost and the improved value.
