BRRRR Method
Buy, Rehab, Rent, Refinance, Repeat. An investment strategy where you purchase a distressed property below market value, renovate it, rent it out, refinance based on the improved value, and pull your cash back out to buy the next one. The goal is to recycle capital. In Memphis, BRRRR works well because purchase prices are low relative to after-repair values. The risk is in the rehab budget and the appraisal.
