Syndication

A group investment structure where multiple investors pool capital to purchase a property or portfolio that none could afford individually. A syndicator (sponsor) finds the deal, manages the investment, and earns a promote. Passive investors contribute capital and receive distributions. Syndications are common for apartment buildings and commercial properties. Make sure you understand the fee structure, hold period, and what happens if things go wrong.
