The total return on your investment expressed as a percentage. In real estate, ROI includes cash flow, mortgage paydown, tax benefits, and appreciation. A Memphis rental might show 8% cash-on-cash but 15-20% total ROI when you add equity buildup and depreciation savings. Just make sure you are comparing the same ROI definition when evaluating deals.
