The annual return on a property if you paid all cash. Calculated as Net Operating Income divided by purchase price. A $150,000 Memphis rental generating $12,600 NOI has an 8.4% cap rate. Higher cap rates mean more income relative to price but often come with higher risk or older housing stock.
