Property Walk

A periodic physical inspection of the property while tenanted, typically quarterly or semi-annually. Checks for lease violations, unreported maintenance issues, unauthorized occupants, and general property condition. Tennessee law requires reasonable notice before entry, typically 24 hours unless the lease specifies otherwise. Property walks catch small problems before they become expensive ones.
