Property price divided by annual rent. Similar to GRM but sometimes calculated as price divided by monthly rent. Below 15 generally favors buying over renting. Memphis typically runs 8-12, which is why it attracts out-of-state investors. A low price-to-rent ratio means the numbers work on paper, but you still need to verify everything else.
