Prevention and treatment of insects, rodents, and other pests. In Memphis, the main concerns are termites, roaches, ants, and mice. Quarterly preventive treatments run $100-$150/visit. Termite bonds cost $200-$400/year and are worth every dollar because termite damage is not covered by insurance. The lease should specify whether pest control is the landlord's or tenant's responsibility. Most PMs handle it at the property level.
