NTE Threshold
Not-To-Exceed threshold. The dollar amount a property manager can spend on a single repair without owner approval. Typical range is $250-$500 per work order. Below the NTE, the PM handles it. Above it, they call you. A $300 NTE means the PM can fix a leaky faucet without calling but needs approval before replacing a water heater. Set it too low and every repair becomes a phone call. Set it too high and you lose oversight.
