Net Present Value
The current value of all future cash flows from an investment, discounted back at a rate that reflects your required return. Positive NPV means the investment beats your target return. Negative NPV means it does not. If your target is 10% and the NPV is positive, the investment returns more than 10%. NPV requires projecting cash flows for the entire hold period, so the assumptions matter more than the math.
