Using borrowed money to control a more valuable asset. Putting $40,000 down on a $150,000 property means you control $150,000 of real estate with $40,000 of your own cash. If the property appreciates 5%, you gain $7,500 on a $40,000 investment, which is 18.75% return on your cash. Leverage amplifies gains and losses both directions.
