Lease Assignment

The transfer of a lease from one tenant to another. Unlike subletting, an assignment transfers all rights and obligations to the new tenant. The original tenant is released from the lease entirely. Assignments require landlord approval and the new tenant should be screened like any new applicant. This is different from adding someone to an existing lease.
