Class A Property
The highest quality rental properties in the best locations. Typically newer construction or fully renovated, in premium neighborhoods, attracting high-income tenants. In Memphis, think East Memphis, Germantown, or Collierville. Class A properties have the lowest cap rates (4-6%) and lowest risk. They appreciate well but generate less cash flow relative to price. Investors buy these for stability, not yield.
