When cap rates in a market decrease over time, typically because property values are rising faster than rents. Cap rate compression means you pay more per dollar of income. Memphis has experienced moderate cap rate compression as institutional investors have entered the market, driving up prices without proportional rent increases. This is not always bad if it signals market confidence, but it does reduce cash-on-cash returns for new buyers.
