Bad Debt

Rent and other charges that were billed but will never be collected. A tenant who skips out owing $3,000 and has no assets to pursue creates $3,000 in bad debt. Budget 1-2% of gross rent for bad debt in your projections. The number goes up with lower property classes and weaker screening. Good screening is the best bad debt prevention.
