Absorption Rate

The rate at which available rental units are leased in a specific market over a given period. If a Memphis neighborhood has 100 vacant units and 20 lease per month, the absorption rate is 20% monthly and the market will clear in five months. High absorption means strong demand. Low absorption signals oversupply. Track absorption when deciding where to invest and when to price aggressively versus hold firm.
