Occupancy Rate

The percentage of units that are occupied at a given time. A 10-unit building with 9 tenants has a 90% occupancy rate. For a single-family rental, occupancy rate is calculated over time. Occupied 11 out of 12 months is 91.7%. Memphis occupancy rates vary by neighborhood and property class, but a well-managed property should maintain 93-95% or higher.
