Tenant Improvement

Modifications to a rental unit requested or made by the tenant with landlord approval. In residential property management, this is less common than in commercial, but it happens. A tenant might request to paint a room, install shelving, or add a garden bed. The lease should specify whether improvements stay or go at move-out and who pays to restore the original condition if needed.
