A detached house rented to a single tenant or household. The most common rental property type in Memphis and the easiest to finance, manage, and sell. Single-family rentals attract longer-term tenants, especially families, which means lower turnover. The downside is concentrated vacancy risk. When the unit is empty, income is zero. Most Memphis rental portfolios are built on single-family homes.
