Any change to the rent amount, up or down. Increases track market appreciation and rising costs. Decreases might be necessary if the market softens, the property condition declines, or extended vacancy makes a concession smarter than holding out. A rent adjustment should always be data-driven, based on current comps and occupancy, not gut feeling.
