Loss To Lease
The difference between the market rent and the actual rent being charged. If market rent is $1,300 and the tenant is paying $1,100, the loss to lease is $200/month or $2,400/year. This happens when leases were signed in a lower market and rents have since increased. Loss to lease represents upside potential at renewal but only if the tenant stays and accepts the increase.
