Lien

A legal claim against a property as security for a debt. Mortgage liens, tax liens, mechanic's liens from unpaid contractors, and HOA liens all attach to the property title. Liens must be satisfied before the property can be sold with clear title. A title search during due diligence reveals existing liens. Buying a property with undisclosed liens means you inherit someone else's debt.
