Leasing Fee

A one-time fee charged when a property manager places a new tenant. Usually 50-100% of one month's rent. On a $1,200/month rental, that is $600-$1,200 every time the unit turns over. Some companies charge this on renewals too, which is a red flag. If your PM charges a full month for a renewal, they have no financial incentive to retain tenants.
