Estoppel Certificate
A signed statement by a tenant confirming the lease terms, rent amount, deposit paid, and any existing claims against the landlord. Used during property sales so the buyer knows the actual terms in effect. If a tenant says they were promised a rent reduction and you have no record of it, the estoppel certificate sorts it out before closing. Always get estoppels from every tenant before selling a tenanted property.
