A major expense that improves or extends the life of a property. New roof, HVAC replacement, kitchen remodel, new windows. These are not operating expenses because they add value or extend useful life beyond one year. CapEx is depreciated over time on your taxes, not deducted in the year you spend it. Budget 5-10% of gross rent annually for CapEx reserves.
